Tot i aix\u00f2, la volatilitat de les pol\u00edtiques continua reconfigurant l&#8217;economia de la construcci\u00f3. <\/strong><\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-776a18b1 elementor-widget-divider--view-line elementor-widget elementor-widget-divider\" data-id=\"776a18b1\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"divider.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t<div class=\"elementor-divider\">\n\t\t\t<span class=\"elementor-divider-separator\">\n\t\t\t\t\t\t<\/span>\n\t\t<\/div>\n\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-2828f35d elementor-widget elementor-widget-text-editor\" data-id=\"2828f35d\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>Segons l&#8217;\u00faltim informe <em>2026 US Construction Perspective<\/em> de JLL, el mercat de la construcci\u00f3 als Estats Units entra el 2026 amb m\u00e9s claredat estrat\u00e8gica despr\u00e9s d&#8217;un 2025 marcat per la incertesa.<\/p><p>Les pol\u00edtiques comercials i reguladores continuen reconfigurant els costos de materials i la disponibilitat de m\u00e0 dobra, intensificant les pressions estructurals del sector.<\/p><p>Alhora, segments com data centers, <em>utilities<\/em> i infraestructura mostren capacitat per absorbir aquests augments i sostenir el creixement, configurant un escenari desigual, per\u00f2 f\u00e8rtil per identificar oportunitats en un entorn de costos creixents i demanda selectiva<\/p><h5><strong><span style=\"color: #ffffff;\">_<\/span><br> Impacte de la Pol\u00edtica Comercial als Costos de Materials<\/strong><\/h5><ul><li><strong>Augment de la Pressi\u00f3 de Costos:<\/strong> S&#8217;espera que les pressions de costos derivades dels canvis a les pol\u00edtiques s&#8217;intensifiquin el 2026. El creixement dels costos relacionat amb la pol\u00edtica comercial es materialitzar\u00e0 encara m\u00e9s al llarg de l&#8217;any, sumant-se als augments naturals. <\/li><li><strong>Magnitud dels Aranzels:<\/strong> Tot i que l&#8217;augment mitj\u00e0 dels preus dels materials el 2025 va ser del 4.2% per sobre dels preus del 2024, aix\u00f2 va estar per sota dels augments previstos a llarg termini atribu\u00efbles als aranzels. Les estimacions de l&#8217;impacte total dels aranzels a llarg termini poden oscil\u00b7lar entre el <strong>5% i el 25%<\/strong> depenent del material, amb un augment agregat estimat del voltant del <strong>8%<\/strong> sota els nivells de pol\u00edtica actuals. <\/li><li><strong>Cost Net Creixent:<\/strong> Les reduccions a les taxes d&#8217;inter\u00e8s no canviaran l&#8217;escalada subjacent de preus de materials o els desafiaments laborals causats per les pol\u00edtiques comercials i d&#8217;immigraci\u00f3. La interacci\u00f3 de les pol\u00edtiques resultar\u00e0 en un <strong>augment net en els costos de construcci\u00f3<\/strong> . S&#8217;anticipa que els impactes en costos comercials i laborals s&#8217;agreujaran de manera m\u00e9s r\u00e0pida i significativa que l&#8217;alleujament esperat de les taxes d&#8217;inter\u00e8s.  <\/li><\/ul><h5><strong><span style=\"color: #ffffff;\">_<\/span><br> Posicionament de Materials Clau<\/strong><\/h5><p>Segons l&#8217;an\u00e0lisi, les divisions de materials seg\u00fcents projecten un <strong>\u00abUpper bound of full tariff impact\u00bb<\/strong> significativament alt, cosa que implica que la incertesa de la pol\u00edtica comercial impacta directament la capacitat de lliurament i el cost d&#8217;aquests productes:<\/p><ul><li><strong>Metalls:<\/strong> Es projecta que es troba entre les categories amb limpacte aranzelari m\u00e9s alt, prop del l\u00edmit superior del 25%.<\/li><li><strong>El\u00e8ctric:<\/strong> Projectat amb un impacte molt alt, cosa que suggereix una forta depend\u00e8ncia d&#8217;importacions o una cadena de subministrament particularment sensible a les pol\u00edtiques.<\/li><li><strong>HVAC:<\/strong> Mostra un impacte aranzelari potencial molt elevat.<\/li><li><strong>Fontaneria:<\/strong> Projectat amb un impacte aranzelari potencial molt alt.<\/li><li><strong>Acabats:<\/strong> Mostra un impacte aranzelari significatiu.<\/li><\/ul><p><strong><span style=\"color: #ffffff;\">_<\/span><br> Oportunitats Sectorials<\/strong><\/p><p>Tot i que la despesa general en construcci\u00f3 va disminuir un 4,7% en valor real el 2025, certs sectors van demostrar una resist\u00e8ncia notable i ofereixen oportunitats estrat\u00e8giques:<\/p><ul><li><strong>Sectors Resilients Clau:<\/strong> Els <strong><em>data centers<\/em> , els serveis p\u00fablics (utilities) i la infraestructura<\/strong> van demostrar un creixement robust. Aquests sectors tenen fonaments prou s\u00f2lids per absorbir costos de construcci\u00f3 m\u00e9s alts, generant oportunitats per a organitzacions connectades a ells. <\/li><li><strong>Projectes Adaptatius:<\/strong> Projectes creatius i adaptatius estan avan\u00e7ant, com les conversions d&#8217;oficines a resid\u00e8ncies, que gaireb\u00e9 es van duplicar el 2025.
